Bank Financing
Commercial banks like BDO, BPI, Metrobank, and others offer housing loans with competitive interest rates typically ranging from 6% to 9% per annum. Banks usually require a minimum 20% down payment and offer loan terms of up to 30 years. Interest rates may be fixed for an initial period (commonly 1-5 years) before switching to a variable rate.
Pag-IBIG Fund Housing Loan
The Pag-IBIG Fund (HDMF) offers housing loans to its members with stepped interest rates: 6.5% for years 1-10, 7% for years 11-15, and 8% for years 16-30. The maximum loanable amount is PHP 6 million for regular housing and PHP 10 million under the affordable housing program. Pag-IBIG loans are popular for their accessibility and government backing.
Developer In-House Financing
Real estate developers offer their own financing plans, especially for pre-selling properties. These typically feature easier approval requirements but higher interest rates (12-18% per annum). Payments are structured in phases: a reservation fee, down payment installments spread over several months, and then monthly amortization on the remaining balance.
