2. How We Use Your Information

3. Data Sharing and Disclosure

We do not sell your personal data to third parties. We share your information only in the following limited circumstances:

Service Providers (Sub-processors)

Supabase Inc. — Our database and authentication provider. Your account data, profile information, messages, and listings are stored on Supabase infrastructure hosted on AWS. Supabase processes data under a Data Processing Agreement compliant with GDPR and applicable privacy laws.
Mapbox Inc.— Used for property location display and geocoding. Property addresses and GPS coordinates may be sent to Mapbox servers to render maps. Mapbox's privacy policy applies to these requests.
Vercel Inc. — Our hosting and edge network provider. Request logs including IP addresses may be stored by Vercel for security and performance monitoring purposes.
PostHog Inc. — Our product analytics platform. Anonymized event data and usage patterns may be processed by PostHog to help us improve the platform.

Between Platform Users

When you send an inquiry or message, your display name, contact information (if shared), and message content are visible to the recipient. Public listing information, including your display name and contact details you choose to share, is visible to all users.

Legal Requirements

We may disclose your information if required by law, court order, or government regulation, or if we believe disclosure is necessary to protect the rights, property, or safety of sabahay.ph, our users, or the public.

4. Philippine Data Privacy Act (RA 10173) Compliance

sabahay.ph complies with Republic Act No. 10173, also known as the Data Privacy Act of 2012 (DPA), and its Implementing Rules and Regulations. As your Personal Information Controller (PIC), we:

Collect only personal information that is adequate, relevant, and not excessive relative to our stated purposes.
Retain your data only for as long as necessary to fulfill the purposes for which it was collected, or as required by law.
Implement organizational, physical, and technical security measures to protect your personal information against unauthorized access, disclosure, alteration, or destruction.

You may request deletion of your personal data and account. You can do this directly from your dashboard Profile page using the “Delete Account” feature, or by emailing us at privacy@sabahay.ph. Note that we may retain certain records where required by law or legitimate business purposes.

Right to Data Portability

You may request a structured, machine-readable copy of the personal data you have provided to us. Contact privacy@sabahay.ph with your request.

Right to Object

You may object to the processing of your personal data for direct marketing purposes at any time by unsubscribing from our emails or contacting us directly.

Required for the platform to function, including authentication session cookies managed by Supabase. These cannot be disabled without affecting your ability to use the platform.

Analytics Cookies

7. Data Retention

We retain your personal data for as long as your account is active and for a reasonable period thereafter to comply with our legal obligations, resolve disputes, and enforce our agreements. Listing data may be retained in anonymized form for market analytics purposes. When you request deletion of your account, we will delete or anonymize your personal data within 30 days, except where retention is required by law.

We implement industry-standard security measures to protect your personal information, including encryption of data in transit (TLS), secure authentication protocols, and access controls limiting who can view your data. However, no method of transmission over the internet is 100% secure. We cannot guarantee absolute security but commit to notifying you promptly in the event of a data breach affecting your rights.
